Renting: Deductible Expenses Left Behind
The most frequent mistake is failing to deduct all allowable expenses from total rental income: mortgage interest, property tax (IBI), homeowners’ association (HOA) fees, insurance, repairs, and the 3% depreciation based on the higher value between the cadastral construction value and the purchase cost. Additionally, when the tenant uses the property as their primary residence, an extra tax reduction applies to the net yield.
Municipal Capital Gains Tax (Plusvalía): The Calculation Method Matters
You can choose between the objective method (cadastral land value using coefficients) and the real method (actual capital gain between purchase and sale). Choosing the method that yields lower taxes can make a significant difference in the tax bill, and if you sell at a loss, an exemption is available upon proving it to the Town Hall.
Wealth Tax: Second Homes Are Not Exempt
Only your primary residence is exempt (up to €300,000). Second homes and investment properties are included at their full value, and in Catalonia, the tax-free allowance threshold is €500,000. With two or three properties, it is easy to trigger a Wealth Tax liability without realizing it.

Do I have to pay Wealth Tax if I own multiple properties? If your net wealth exceeds the €500,000 tax-free threshold in Catalonia, yes. Primary residences are exempt up to €300,000, but second homes and investment properties are counted at their full value. Once above the threshold, Form 714 must be filed; additionally, there is an obligation to declare if the gross value of assets exceeds €2,000,000, even if no tax is due.
What is Form 179 (Modelo 179) and who must file it? It is a quarterly informative tax return regarding the assignment of residential properties for holiday/tourist purposes through digital platforms. It does not replace the declaration of rental income in the personal income tax return (IRPF); it complements it. Failure to file can result in penalties.
Is a real estate holding company (sociedad patrimonial) right for my properties? It can be tax-efficient if you own several investment properties or for estate planning purposes, but it carries incorporation and compliance costs, and only makes sense if it answers to a genuine economic activity.
